In the course of 2024, a significant increase in apartment rental prices has been observed in Kyiv, which has exceeded 30%. The average rent for a two-room apartment in a new building in the capital reached 37,000 hryvnias. This indicates a general upward trend in rental prices in all areas of the city and among different housing types.
According to the data of the LUN portal, the most expensive apartments are rented in the Pecherskyi and Shevchenkivskyi districts of Kyiv. The cost of renting one-room apartments here is 33,200 and 24,000 hryvnias per month, respectively. These areas are traditionally the most prestigious and in demand among tenants.
The average price range for renting an apartment is observed in the Holosiiv, Podil and Solomyan districts. Here, the price of renting a one-room apartment varies from 17,000 to 20,000 hryvnias per month. At the same time, the cheapest apartment can be rented in the Desnyan and Dnipro districts, where prices start at 10,000 and 14,000 hryvnias, respectively.
Despite the increase in rental rates, the demand for housing in the capital remains high. Oleksandr Androsovych, an expert of Business Adviser LUN, notes that even after several price jumps, the term of handing over an apartment decreased from 10 to 5 days. This confirms the high interest in renting in Kyiv.
A special place among the most expensive apartments is occupied by the so-called "royal" houses, or pre-revolutionary buildings. Renting a two-room apartment in such housing can exceed 40,000 hryvnias per month. For comparison, rent in new buildings costs an average of 37 thousand hryvnias, and in "old buildings" - about 31 thousand hryvnias.
It is interesting that "royal" houses not only lead in terms of rental prices, but are also the most expensive when buying housing. As of November 2024, the average price of a two-room apartment in a pre-revolutionary building is $153,000. This is much more than the cost of a similar apartment in a new building ($127,000), Stalinka ($113,000) or Khrushchev ($52,000). Oleksandr Androsovych explains the high cost of such apartments to the limited number of such objects on the market, as well as their favorable location in the city center and their architectural features: high ceilings, thick walls and large windows.
However, despite the high cost, LUN data show that the rent and sale of "royal" apartments in Kyiv have decreased somewhat over the past year. This may be the result of general economic trends, as well as changes in the capital's real estate market.
