On the housing rental market in Ukraine, the tendency to increase prices continues, especially in Kyiv and the regions adjacent to the capital. According to the Association of Real Estate Specialists of Ukraine, rental rates in Kyiv increased by 15% during the summer months, and demand for housing remains high.
AFNU President Olena Haydamaha explained that the high demand for housing in the capital is caused by several factors. "Students are actively looking for apartments, and people from the frontline regions continue to move to Kyiv. In particular, residents of Kharkiv move from western Ukraine, where the cost of living is high, and there are more opportunities for work in the capital," she said.
Despite the rapid growth in demand, rental prices in Kyiv have not yet reached pre-war levels. In Lviv and Transcarpathia, rental rates already exceed pre-war indicators, but there is a decrease in demand, which leads to stabilization of prices.
According to LUN statistics, the average cost of renting a one-room apartment in Kyiv is 15,000 hryvnias, and a two-room apartment is 25,000 hryvnias. In Lviv, renting a one-room apartment costs 16,000 hryvnias on average, in Uzhhorod – 19,000 hryvnias. Ivano-Frankivsk, Rivne and Poltava have lower rates: 14 thousand hryvnias for a one-room apartment in Ivano-Frankivsk and 13 thousand hryvnias in Rivne and Poltava.
DIM.RIA marketplace analytics provides slightly different data, in particular, the highest rental rates are recorded in Kyiv, where the average price of a one-room apartment is 18,205 hryvnias. The cheapest rates for renting one-room apartments are recorded in the Kherson region, where the average price is 3,225 hryvnias per month.
Rental prices are also increasing in other regions of Ukraine. The biggest increases are observed in Zhytomyr, Volyn and Rivne regions, where rates have increased from 39% to 114% over the year. In Kyiv, tenants can choose more affordable housing options depending on the district. On average, the lowest prices for a one-room apartment can be found in the Desnyan district (10,293 hryvnias), and the highest rates in the Shevchenkiv district (23,408 hryvnias).
