  • Prices for new buildings in Ukraine continue to rise: where housing has become more expensive

    In April 2026, the cost of housing in the primary real estate market increased in almost all regions of Ukraine. Such conclusions are contained in the study of the real estate marketplace DIM.RIA.

    The most rapid increase in prices for new buildings was recorded in the Ivano-Frankivsk region. Compared to March, the average cost of a square meter there increased by 11%. At the same time, the greatest decrease in the price of new housing was observed in the Kharkiv region, where prices decreased by 6.3%.

    Analysts note that Kyiv continues to maintain the status of the most expensive city in Ukraine in terms of prices for new housing. In April, the average cost of a square meter in new buildings in the capital reached $ 1,438, which is 3.2% more than a month earlier.

    The most expensive housing is traditionally offered in the Pechersk district of the capital. There, the average price per square meter is $2,676. The most affordable apartments in new buildings can be found in Desnyanskyi district, where the average cost per square meter is $865.

    The study also showed noticeable changes in demand in the primary housing market. Buyer interest grew most actively in the Dnipropetrovsk region - by 22% compared to the previous month.

    In addition, an increase in demand for new buildings was recorded in Ivano-Frankivsk and Chernivtsi regions - by 7% each. A similar increase in buyer interest was observed in Kyiv, where demand also increased by 7%.

    At the same time, the market showed a decline in activity in a number of regions. The largest decrease in demand for new housing occurred in Sumy and Kirovohrad regions - by 20%. A noticeable decrease in interest in purchasing apartments in new buildings was also recorded in Zhytomyr region, where demand fell by 18%.

    Real estate market experts note that the situation in the primary market continues to depend on both the security situation in the regions, as well as the purchasing power of the population and the pace of construction of new housing.
