Mortgage lending in Ukraine slowed down a bit

In February 2026, Ukrainian banks issued 701 mortgage loans for a total of UAH 1.4 billion. This is evidenced by the data of the monthly survey of banks published by the National Bank of Ukraine, which monitors the dynamics of the housing lending market.

Compared to January, there is a slight decrease in activity. Then banks issued 718 mortgage loans for a total of UAH 1.5 billion. Thus, the market demonstrates relative stability with a moderate correction in volumes.

The main part of mortgage funds in February was directed to the primary housing market. Banks issued 386 loans for new construction for a total of UAH 767 million, which confirms the continued interest in investing in new buildings.

315 loans were issued in the secondary real estate market for a total of UAH 628 million. This indicates that the demand for ready-made housing remains stable, although it is inferior to the new construction segment.

Mortgage rates in February remained differentiated depending on the type of market. In the primary market, the average rate was 8.25% per annum, while in the secondary market — 9.46% per annum.

In terms of regions, the greatest demand for mortgages was traditionally recorded in the Kyiv region. 225 contracts were issued in the Kyiv region for the amount of UAH 473 million, which is 34% of the total lending volume.

The city of Kyiv took second place, where banks issued 145 mortgage loans for UAH 319 million. This is followed by Lviv region with 46 loans for UAH 95 million, Volyn region — 36 loans for UAH 59 million, and Vinnytsia region — 29 loans for UAH 54 million.

The survey covered 38 banks, accounting for over 95% of the total gross mortgage portfolio. This allows us to consider the data presented as representative for assessing the state of the housing lending market in Ukraine.
