  • Kyiv’s rental market holds its ground: prices are stable despite power and heat outages

    As of February 27, the average rental price for a one-room apartment in Kyiv is UAH 17,000. This figure remained unchanged both month-on-month and year-on-year. Thus, the capital’s residential rental market demonstrates atypical stability in the face of energy difficulties.

    The relevant data was published by the LUN platform. According to the service’s analytics, the peak value of the rental price was recorded in August 2025 — then the average price of a 1-room apartment reached UAH 20,000. After that, the market entered a phase of gradual correction: within six months, prices decreased by approximately 15% from the maximum level.

    Starting in November 2025, rental rates began to grow again, indicating a gradual recovery of activity. However, in January-February, against the backdrop of massive power outages and heat supply disruptions in the capital, this trend was interrupted. The growth that had been forming in late autumn has actually stopped.

    Head of LUN Statistics Lyudmila Kiryukhina notes that the lack of annual growth is unusual for Kyiv. According to her, the capital's market is characterized by positive dynamics in annual terms, so the current situation is rather an exception to the general rule.

    At the same time, in most districts of the capital, rental rates for the year still showed growth. The exceptions were the Dniprovsky and Darnytsky districts, which were most affected by problems with heat supply. Here prices remained at the level of last year, that is, they showed zero dynamics.

    As of February 24, there were 249 current rental advertisements in houses on the left bank that were disconnected from heating. At the end of January, this figure was 274 advertisements. Experts emphasize that this difference is not statistically significant, and therefore, there was no sharp increase in supply on the market.

    Also, no significant decrease in the cost of rent was recorded in houses without heating - prices there remain stable. This indicates the absence of panic among homeowners and the relative balance of the market.

    Regarding demand, in early January, an apartment was on display for an average of 9 days before the contract was concluded. After the shelling on January 11, this figure increased to 15 days, which means a decrease in demand by approximately 40% during the period of the most severe frosts and heating outages. However, by the end of February, the average period for searching for a tenant had decreased to 10 days, which indicates a gradual stabilization and return to the traditionally moderate winter level of activity.
