At the end of 2025, the long-term room rental market in Ukraine showed a noticeable increase in prices against the backdrop of a reduction in supply and a decrease in tenant activity. According to a study by OLX Real Estate, in December 2025, the median cost of renting a room in the country was UAH 4,000, which is 14% higher than in December 2024.
At the same time, analysts recorded a nationwide decline in market activity. The number of room rental ads decreased by an average of 5%, and the number of responses from potential tenants decreased even more significantly - by 12%. This indicates a limited supply and more cautious consumer behavior in the housing market.
Prices grew the fastest in cities located near the combat zone. In Mykolaiv, Sumy and Kharkiv, the median cost of renting a room increased by 20–25% per year and reached 2.4–2.5 thousand UAH. Analysts attribute this dynamics to migration processes and a limited choice of affordable housing.
A more moderate increase in prices was recorded in the western and central regions. In Lutsk, Zhytomyr, Ivano-Frankivsk and Rivne, prices increased by approximately 15%, and the median cost of renting a room in December 2025 reached 4 thousand UAH.
The highest prices have traditionally been in large and border cities in the west of the country. Uzhhorod became the most expensive city for renting a room with a median price of 6 thousand UAH. Lviv is next in the ranking with an indicator of 5 thousand UAH and Kyiv - 4.2 thousand UAH. Despite the high base, the annual growth here was relatively modest and amounted to 5% to 10% compared to December 2024.
A decrease in the cost of renting rooms for the year was recorded in only two cities. In Kherson, the median price fell by 21% to UAH 1.5 thousand, and in Chernihiv the decrease was 4%, to UAH 2.2 thousand.
The segment of buying rooms also demonstrated an increase in prices. As of December 2025, the median cost of a room in Ukraine was UAH 442 thousand, or about $10.2 thousand, which is 11% more than a year ago. At the same time, the number of reviews almost did not change (+0.4%), while the number of ads decreased by 8% across the country.
The most rapid increase in the cost of buying rooms was recorded in the regional centers of western Ukraine, where the increase exceeded 50%. In Uzhhorod, prices increased by 82% to UAH 769,000 ($17.7 thousand), in Chernivtsi by 70% to UAH 759,000 ($17.5 thousand). In Ivano-Frankivsk, the median price increased by 68% to UAH 930,000 ($21.4 thousand), in Lviv by 62% to UAH 1.2 million ($27.6 thousand), and in Lutsk by 58% to UAH 864,000 ($19.9 thousand).
At the same time, a decrease in the price of buying rooms was recorded in several cities. In Zaporizhia, the median cost decreased by 5% to UAH 232,000 ($5.3 thousand), in Poltava by 6% to UAH 477,000 ($10.9 thousand), and in Cherkasy by 3% to UAH 501,000 ($11.5 thousand).
