Despite the military risks, Kyiv continues to attract people looking for permanent housing or work in the capital. At the same time, trends in the rental market indicate that residents are increasingly choosing relatively safe areas where the risk of attacks and damage to infrastructure is lower. This, in turn, has caused an increase in the cost of rent in such parts of the city.
According to OLX Real Estate, in 2025, rental rates in Kyiv rose by an average of 4–5% compared to the previous year. However, the price level largely depends on the number of recorded "arrivals" in a particular area. Where the situation is calmer, rents are rising faster.
The largest price increases were recorded in the southern and western areas of the capital, which are further from critical infrastructure. Thus, in the Holosiivskyi district, the average rental price jumped by 19.6%, to UAH 27,500, and in the Podilskyi district - by 13.8%, to UAH 22,760. These districts have become the leaders in the increase in housing prices among tenants looking for safer options.
At the same time, prices in the central and eastern parts of the city remained almost unchanged or even decreased. For example, in the Shevchenkivskyi district, where Lukyanivka is located - one of the districts that has repeatedly been shelled - the rental price has practically not changed. The Dniprovskyi district also maintained the previous price level, while in the Solomyanskyi district there is a decrease in the price by 5% - the average price is UAH 19,000.
In general, the demand for renting apartments in Kyiv is showing a moderate decrease. According to OLX Real Estate, the number of reviews and requests for rent has decreased by 14-15% compared to last year. The exception was the Podilskyi district, where, on the contrary, demand increased significantly - probably due to a combination of a safer location and relatively affordable prices.
The most expensive district of the capital traditionally remains Pecherskyi, where the average rent reaches UAH 61,873, although the growth here is minimal - only 1%. The second place is held by the Shevchenkivskyi district with an average rate of UAH 37,235.
The most affordable housing can be found in the Desnianskyi district, where the average rental price is UAH 11,500, as well as in the Svyatoshynskyi and Dniprovskyi districts, where rent will cost approximately UAH 15,000 per month.
Thus, the rental market in Kyiv demonstrates a clear trend: safer areas are becoming more attractive to residents, which stimulates further price growth. At the same time, areas that are more often under fire remain less popular, maintaining or even reducing their rental rates.
