Record construction: in 2024, more than 118 thousand apartments were put into operation in Ukraine

Last year, Ukraine recorded the largest volume of housing put into operation since the beginning of the full-scale invasion. According to the State Statistics Service, in 2024, 118.5 thousand apartments were commissioned in the country, which was a record figure during the war.

More than two-thirds of these apartments – 70% or 82,794 units – were in apartment buildings, while 35,658 apartments were built in private residential buildings. Analysts of the LUN platform note that this is the highest figure during the war. For comparison, in 2022, 92,593 apartments were put into operation, and in 2023 – 89,255.

Separately, statistics confirm a steady trend towards an increase in private housing construction. The share of apartments in private houses in 2024 was 30.1%, which is the highest figure in the last seven years. In 2023, this figure was 25.8%, in 2022 - 19.7%, in 2021 - 18.6%. For comparison, in 2020, the share of such housing was 28.6%, in 2019 - 29.9%, and in 2018 - 25.7%.

Changes are also taking place in the format of new housing. According to the State Statistics Service, the total area of ​​apartments commissioned in 2024 amounted to 9.757 million square meters. At the same time, the living area put into operation in private houses for the first time exceeded the area of ​​apartments in apartment buildings - 4.975 million sq. m versus 4.782 million sq. m, respectively.

As for the average area of ​​new housing, in 2024 it was 139 sq. m for private houses and 57.7 sq. m for apartments in apartment buildings. Interestingly, the average area of ​​private houses is the lowest in the last eight years - previously it fluctuated within 151-160 sq. m. At the same time, the average size of apartments exceeded only the 2021 figure (51.1 sq. m), because in the previous seven years this figure was within 57.9-60.5 sq. m.

Thus, the Ukrainian construction sector continues to adapt to military challenges, demonstrating not only the restoration of the pace of construction, but also changes in the format of housing, which gives preference to private houses.
